Your Mama Hears...

...through the Beverly Hills real estate grapevine that Jennifer Aniston –as she herself hinted in People magazine recently–has very quietly floated her recently renovated Hal Leavitt-designed mansion in Beverly Hills on the market.

We first heard this rumor from one of the children and immediately fired up our bedazzled princess phone to touch base with some of our better connected informants. Within an hour we heard back from one of our Bev Hill real estate big wig pals who snitched that not only had Miz Aniston given an L.A. real estate power player the green light to chat the property up to potential buyers but that a number of the top property purveyors in the Platinum Triangle were invited to viewed the gated estate this week. We also heard from a tattle-tale who often knows about these sorts things that the asking price for Miz Aniston's 9,000-plus square foot house is a bank account blistering $42,000,000.

Miz Aniston paid $13,500,000 for the secluded house in late 2006 and spent several years and probably several millions more on a gut renovation. Almost as soon as the overhaul was completed Miz Aniston had the folks over at Architectural Digest over to take some juicy house porn pictures of the property. It may not be every one's cup of architectural and decorative tea but, puppies, it's smack you hard across the face gorgeous.

All week the real estate gossips have been aflutter over the whispers and rumors that Miz Aniston is considering a move to New York City–where she grew up–and may have put an offer in on a duplex penthouse pad in a pre-war building in the West Village. She's denied making an offer on that apartment but is on record as "looking, looking and looking" for a crib in the Big Apple.

It's all rumor and gossip, kids, rumor and gossip.

At $42M, she has to be just testing the waters, she can't be serious.

Whether or not the rumors are true of her considering the West Village duplex, it's a fantastic apartment for a wealthy single person.

I sort of agree with Angie--although instead of saying she's "dreaming" I think a better description would be she's dillusional. Maybe she's been hanging around Candi Spelling and that crazy Saperstien woman too long and has NO idea what the true value of real estate is these days. For instance, the Helmsley estate in Greenwich, CT being put on the market for $125-million and selling for $35-million--might be a clue. I think Aniston needs to take a reality pill.

Very interesting.

It would make sense that she wants to get rid of her California pad and reap the profits in order to finance her potentially new $14 million pad New York.

But wow, $42 million for her Beverly Hills home? What are the other homes in that neighbourhood worth?

Aniston's house photographed in Architectural Digest is drop-dead gorgeous, but does anyone have the skinny on Morey Amsterdam's classic Trousdale house that was recently on the market on the same block?

Has 5,854 sq ft. and was listed last summer for $6,495,000. Don't know if it has sold or not. Not near the house Jennifer's is, but worth seven time more? Probably not.

I love the pictures of that house! I highly doubt she will get $4,600 a sq/ft for it though. These are prime NYC prices....

This house is just south of Aniston's also on North Hillcrest Rd. Sold for $17,500 on Sept 30, 2010.

Modern 1960 built just redone with twice the acreage and 2,000 more sq feet. It's a fabulous redo with lovely outdoor spaces. I can't imagine what Aniston's house would have that this one didn't. It is minus the long driveway up to the house. Hmmm. Long driveway worth $25 mil?

912 WAS a nice house. Now it blows. It is nouveau riche dee luxe. Tacky tacky.

Jennifer's house has a view, it is a flag lot, it is a better house, and blah blah blah. They aren't truly comps.

...but...BUT... $42 million is insane.

It should be in the 20's.

For those saying $14 million, nope. Sorry. She paid 13 and put another 9 or so into it, and it shows.

12:50 Thanks for the information on the other house that sold. In answer to your question, NO WAY the long driveway is worth $25M, and no way will Jennifer get $42 for her house. Yes, I know it's just plain lovely, but you can buy a lot of lovely without buying a very over priced home like Jennifer's. She will be lucky to get $2OM. Also, remember doesn't she only have three or maybe four bedrooms?
